Concrete grinding and sealing is another form of polished concrete. The initial grind and process are exactly the same as a mechanical polished concrete floor but in this method of polished concrete, we don’t finish on a high polishing resin grit. We generally stop at either a #50 resin grit or #100 resin grit. In this process of polished concrete, we start by grinding back the top layer of the concrete floor depending on the client’s desired finish to show you either nil, minimal exposure, hit, and miss finish, or full aggregate/stone exposure. Once we complete the initial grind and expose the right amount of aggregate/stone with our diamond metal bond grinding kits we then polish the floor with finer resin diamonds such as #50 or #100 resin to get a better and smoother finish.
We also use these finer diamond resins to remove visible scratches and to ultimately get a flatter surface to the best possible condition. During this process, we may or may not grout depending on the finish the client is after. With nil and minimum random exposure, we usually do not grout as we don’t grind too deep, whereas the full exposure we would have to always grout due to little holes in the floor opening up and this procedure of full exposure will generally cost more.

This grind and seal service is a fantastic finish and great for indoors, garage floors, offices, bars, homes, and shops, etc. Depending on what finishes our clients desire we can use a few different types of coatings like water-based, solvent-based, and polyurethane-based sealers. We can also use anti-slip sealers or apply non slip grit or powder so you can have a polished concrete finish in wet areas while meeting any slip rating you require. The protective sealers we use as coatings come in matte, semi-gloss or high gloss.
The Grind & Seal service is a more cost-effective option than the mechanically polished concrete floor up front, however, works out costlier over time and over the years because once the sealer is scratched, scuffed and has too much wear and tear you will need to get the floor honed back (sanded back) and recoated every 3 to 10 years. This lifespan will also depend on the product/sealant you choose to apply and the amount of traffic you will have on the concrete floor.
